Has anyone here done that and/or know what I should be charging for booth rent, services, percentage of profits.

Hi all,I have an ex-tenant that owes back rent and damages after they left that the security deposit doesn't cover.I read some forums here and am getting some mixed signals on the process of collecting debt.The way I read it is you can just go to a debt agency with in my case the signed lease and also the security deposit transmittal showing what's owed and the collections agency can legally take it from there.

After 4 years we have made ZERO percent ROI, this has been a half-time extremely stressful job for us, even with a property manager, with constant repairs and bad tenants.

Also some states do not allow you to seller finance if you have an existing mortgage - others require the sales price to be above the existing loan and cannot mature before the existing loan.Definitely need to get an attorney involved who handles state compliance

We do not want to be a lender or have our name taken off the title unless they can pay the “due on sale” mortgage. 

Can tenants actually appeal a 7-day move-out court order even after waiving their right to appeal?

You would of course not deplete all of your cash reserves on the down payment in order to service the monthly debt payment and carrying costs, but this should give you an idea of what you can accomplish now if the time is right.Many hard money products offer 100% funding for rehab costs so you would not need to save for this portion of the BRRRR project.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Remember, no system is perfect, so avoid the temptation of constantly chasing after the next shiny object.
