Depending on your specific goals and why you are investing some of the out of state markets can provide more headache than the cash flow is actually worth. 

I'm not sure if there is such a deal structure or even the risks involved if engineered,  but the idea would be that the title doesn't really transfer / and a final balloon payment isn't made until after the property actually transfers to the children.   

With what you're trying to do I definitely recommend speaking to an agent that is familiar with what you're trying to do as well as a financial planner THAT ACTUALLY DOES FINANCIAL PLANNING.You'll come to find that most financial planners are 100% commission based life insurance agents disguising themselves as a financial planner lol.Good luck!

So, depending on what you are trying to tease out of those numbers the averages might not give useful conclusions since they won't reflect what is actually going on in any market.

Super important that you know what it will be worth once repairs are made, and that you know what the repairs will actually cost ( many people underestimate and get burned ).

What's the actual cost break down from origination, closing, other "charges" you mentioned and the processing?

Also important to have all contract management in order between property owner, management company and vendors/sub contractors who provide services.
