You don't mention if you have any experience in lending, repairs, sales or have a huge bank account so it is impossible to guess if you would be successful.

I personally put my down payment money in an Ally Savings Account.

You are making money, Your accountant can show you the numbers.If you make a dollar from rental income it is unlikely you are paying 100% tax on that dollar.

But they will, and the they will take the money out of your account.  

And would anyone recommend using their TSP retirement account in any form for investing as well?
