If you have the ability to put 100k down for a purchase, I agree with @Greg Scott on trying to find smaller single family houses with better numbers and spread the wealth a bit.

They can have some control over the heat by opening/closing the valves to determine how much heat enters their unit.

It is just their computer system that uses very loose metrics to determine comps

If when they leave it smells like smoke it is not up to me to determine but the professional company I have remediate and paint and in their bid I am going to have them write this was necessary due to smoking.
