You are certainly right about not paying so much money for a program that teaches the same information that I can find through BiggerPockets, books, youtube, etc.

I'm also an avid listener to real estate podcasts, watcher of real estate YouTube, and I've read a few books on investing in real estate.I haven't pulled the trigger on any properties, but looking to buy my first with a va loan this year.

Funny how we can read this stuff in ten different books, watch it on eight different YouTube videos, but when somebody distill it down and directly sends it over it just lands differently.

There is a video somewhere you could probably just youtube how to accurately fill in the blanks if you need guidance on that.  

Estimated repairs - sounds simple but youtube is actually a decent source for this until you become fluent and seasoned.

As Jeffrey said, regularly updating your posting - photos, order of photos, listing description, etc. is one of the triggers for the algorithm.
