@Doug Pretoriuscc @Douglas DowellI agree with everything you just said.And you need to get ready for court, always, in case a TBer or Seller gets an attitude and wants something not contracted for.IMHO, sub2 and wraps need training, and need solutions for funding if the loan gets caled due to DOS clause.Sandwich lease options can be done with excellent communication and coaching of TBers with Mortgage Qualifying.Lease Option Assignments need "under promising and over delivering", keep and eqe out for how things are going.

I do not have any ethical qualms about this as long as communications are honest.  

Rich Dad Poor Dad is an obvious start.

If he could not meet the expectation, he should have behaved professionally and at least communicated that he would be unable to make the commitment.

I’ve started a personal budget, began putting 25% of my W2 income into a savings account and read numerous books, including: Rich Dad Poor Dad, Think and Grow Rich, The Richest Man in Babylon, The Millionaire Real Estate Investor, ABCs of Real Estate, Go Pro, Lean Startup and I am currently in progress of finishing both of J Scott’s books and The Book on Investing In Real Estate with No (and Low) Money Down.

It's definitely not a get rich quick strategy but it can help you get your feet wet if buy and hold is your goal.  

Jason said his mentor told him "If you want to get rich in real estate, learn the business first."  

I believe it is the book, "ABC's of Real Estate Investing" (one of the Rich Dad series) that has an entirety chapter on this.
