Being a broker is an extremely rewarding career, I truly love it!

I see a lot of people investing outside their area, and I can imagine the nightmare scenarios that can come up when doing that, and I'm just trying to figure out how more experienced investors mitigate some of the risks and maximize their rewards.

Our tenants do their part, and we make sure to give them great customer service in return.Training your tenants well and rewarding them for doing the same is best way I know of to make the rental business go smoothly.

What are the risks vs rewards that you guys see on these options?

I'm aware of the condo related risks, (HOA fee increases, buidling NOO ownership rate, etc.) and have concluded that, under "conservative and reasonable circumstances", the reward will justify the additional risk exposure.My Question: What alternative strategies do you think I can use to pull my lender out aside from a retail sale using conventional financing?

Jason,Like bigdave says, flipping properties has its risks but it can also have big rewards.

Can't speak to the liability issues but having bought junkers it can be rewarding if you slowly fix over time.

Wholesaling can be very rewarding, but it definitely requires some time paying your dues in research and putting deals together.I've been wanting to get together a group of us for a good discussion forum/meeting group to discuss, present and talk and share ideas every quarter or so.

Ultimately, you will be able to analyze the risk/reward of each of your basic options.
