I found a property listed way under market but it does need a substantial amount of work so I've elected to go with a fix-n-flip loan. 

The current owner wants to sell and the president of the company wants to buy it but cant because of a conflict of interest agreement in the contract.

Kind of as the election comes upon us.

@Vee VuGenerally speaking, most hard money lenders will only lend to a LLC, even if they do use your personal credit and income to guarantee the loan.For tax purposes, you should elect the LLC as and S-Corp if you plan on flipping a lot of houses or enough houses to generate a decent income.

If you are a freshman, you probably do not have a lot of electives yet to take courses in other fields, but you should try to fit them in, or ask if you can audit a class in Business, Real Estate, Accounting or different engineering fields,Engineering is tough, I questioned my dedication to it many times over those 4 years, but it was a great 1st step to a career... and you have to realize that it is only your first step.

Given the current political instability worldwide (hello President Trump), the likelihood of some kind of political/economic white swan event has gone up, in my opinion. 

The owner of this franchise did so well he was asked to be the President of the entire RPM company - all 150+ offices! 

For flipping I would elect my LLC to be taxed as a corp.  

After inquiring the reply back was that they have elected for rent abatement for April, May, June and July and anticipate starting "normal rent payments" in August through the term of the lease.
