I've looked into other markets like the Milwaukee area where I could drive and see the places myself but that market is again scorching hot.

From 10+ years of BRRRR in Milwaukee I can tell you the following in addition:Rehab to cost ratio;  Rehab cost is pretty much fixed as a $ value independet from propperty value.

They're like 50-100 bucks in most places.

I think Cape Coral offers the best bang for your buck and there are plenty of duplexes here.

Land to build new houses is getting rarer in areas where it's more populated and because of that most builders around here seem to get the most bang for their buck. either a giant mcmansion goes up or tightly spaced low income housing seems to be all they're building around here.
