My thought being I could originate for them and then the other clients I meet outside of that office I could refer to them already pre-approved to one help them out with their business and give them solid clients while still getting a referral commission.

to my knowledge they are a real estate brokerage firm have they changed.. its been some years since I meet ownership at their Oakland headquarters.

Just my thoughts, but everyone has their own threshold of risk, and always make sure legal stuff is run by lawyers and aligns with county/state guidelines.

My suggestion is use your lawn biz to meet and work with local RE investors!

The key is that the investment portion of the duplex needs to meet his reinvestment requirements which are to purchase at least as much as his net sale.
