They can also advise on a possible buy-out for the tenant...it's NEVER my approach, but I know that in LA and SF there are buy out laws in place that have to be followed, and those that truly understand them use them to increase their values 2-3X the amount of money they have to give the tenant...so get someone in your corner ASAP to help you learn now and your future journey will be much smoother going forward.
