Then the wife and I can retire.I was thinking you had a magic solution to getting the 401k nut open. :) That would accelerate my 20%'s for then next 5 years until the Rentals are able to start funding them.I have noticed that I was stuck on the now of investing, not the 5 years from now, in terms of how they can keep the snowball moving.

Now it can be said much better than that if you want me to go into it but there's no "magic" way you're going to convince a seller to sell to you if the numbers don't work in this situation.
