Every state is different and an example is Maryland and Pennsylvania all parties have to be on the contract in order to be on the deed and title however in Pennsylvania if people are not married and the loan will not allow the second person to be on the deed and title, when they get married the other person automatically becomes 50% owner of the house and if it were to be sold they would have to sign the closing documents
