If the property manager gives access to someone that does not have the authority bestowed by the probate court to act on the estate’s behalf, another person claiming interest in the deceased resident’s personal property can appear later and file a huge lawsuit against the property manager, the property management company and the owner of the property.

In fact, later this month I have a scheduled appearance in small claims court for my first ever lawsuit against a tenant who left owing thousands of dollars in back rent and damage to the property (over $6,000).
