who's going to be another big net negative for MKE, they'll smash anyone like a bug in your kitchen, trust me I've watched it unfold at least 6 or 7 times now and a few were HUGE here, including the guy who taught me the ropes and who basically dominated the local auctions here, he had hundreds and hundreds of mainly single fams and duplexes all rehabbed and rented out, not dumps and he's now wiped out, rebuilding from nothing or trying to.Another one who got BIG and then was wiped out by the city publicly targeting him with the mayor (still the mayor now) going on tv and saying he was the #1 slumlord, a criminal, etc (he wasn't perfect but sure as hell didn't deserve THAT!)

A kitchen/bath designer is even better if either of those rooms will be updated.  

Kitchens, bathrooms, additions, extentions etc.

It will be a brand new kitchen, bath and roof along with new flooring throughout.  

@James Stevens I need interior paint on both houses and taking an interior wall down on one of them. then for both i need minor landscaping some kitchen counters and maybe fixtures and some  small drywall patching. the only serious thing I need would be taking the interior wall down.

They just want the $20k kitchen remodel or $15k bath rehab, or job that pays them their $40/hour for at least two weeks..  

This is a unit that would rent for $1,250 so I would like to have a stainless steel kitchen appliances.

An example - Kitchen - gray tile w/gray grout, gray/white/black formica, white cabinets w/stainless steel handles, stainless steel appliances.

This covers: major kitchen appliances (range, range hood, refrigerator, dishwasher, garbage disposal), HVAC (furnace, zonal heaters, AC units), and water heater.
