I'm not familiar where Fleming Island is but, give some thought as to whether they have a larger portion of seasonal rentals; foreign clients ( great if you speak other languages); full complexes or a mixture of all the above.  

Some of the areas I am listing below might be B+ or A class neighborhood since they offer properties in those areas as well but our focus is B class.South Holland, Matteson, Blue Island, Bellwood, Richton Park, Lansing, Bollingbrook, Lock Port, Homer Glen, Crestwood, Alsip, Oak Lawn, Evergreen Park are to name a few where they invest.How do you select the property?

Basically I purchased a SFH for $250,000 here in Staten Island, NY.

FYI, we have a log cabin in Lake Lure NC and and Home in Tybee Island GA. 

For those investing in the quad cities, is there a difference between purchasing property in the IL side (Moline, Rock Island) vs the IA side (Bettendorf, Davenport)?
