The price range that I'm looking for caps out at around $130k, this is based on just running some numbers, I don't see anything that seems to work above this price range.I'm primarily looking for B quality properties, but would be open to C properties.I'm also looking for a Single-Family property to start as an introduction (again this will be my first rental) with plans to try to purchase one property per year, transitioning to multi-family at about the 5-year mark.As far as rehab goes I'm not looking to do any major repairs (roof, foundation, electrical, etc.) but would be willing to tackle interior renovations more willingly (paint, flooring, bathrooms/kitchens, etc.).

Added 400 amps single phase, 400 amps 3 phase electrical, added three bathrooms, added two kitchens, added dressing area, added interior walls, fully insulated the envelope, added 25 tons HVAC, refinished all surfaces, paved the parking lot, made entire building ADA compliant.

Just focus on making your place inherently fun to book on its own (in other words get professional photos of your place kitted out with: game rooms, pool table, shuffleboard, darts, air hockey, big buck hunter, nice appliances, Big screen TV's comfy beds, welcoming interior decor, etc.)

Also, since I am using an interior decorator and spending on kitchens and bathrooms mostly, I believe I should get most, if not all, of those money back as equity.So, in 2024 I will move into my dream house and rent out my condo, having had a great time designing and improving my dream home.
