I'd recommend not using 1/2 " tile.

I'd reach out to the building inspection senior.

It's not my intent to snoop, I've got a lot of money sitting there, I'd be derelect to not keep an eye on it.

I'd pay the loan payments with the proceeds if my STR cash flow isn't enough to cover it but just until I can sell each of the units next year.

The loft with the sofa bed would be great for kids, so a couple families could rent it and have plenty of room.  

I really appreciate and agree with the above posts, and I'd like to add a word of caution for folks jumping in to the MTR space.MTRs are not the same as LTRs or STRs. 

I'd first look at local credit unions and then expand outwards from there and know you can sometimes get financing outside of the state.Another option is to work with a private money lender.

I'm happy to give you an opinion on that but I'd need to have more details.
