I suspect that a large percentage performed the flip for the learning experience but not by plan; they expected a profit that was not achieved.It would be safest if you realize your first flip could lose money and, if it makes money, the financial compensation likely would not justify the effort and risk.Ideally you would have gain some key knowledge and maybe some skills that could be leveraged on your next flip.

I easily found the seller's cell numbers and emails online, so I think it may be time for me to simply Circumvent the Listing Agent and contact the sellers directly.What issues might this cause and what could prevent a Mortgage Broker from Circumventing the Listing Agent in effort to deal directly with the sellers?

You don't add lending restrictions to ease efforts generally required of a lender, restrictions and covenants should have a risk management basis or element, not necessarily a profit motive, interest is to cover profits over these usual and customary risks, not high rates and then more restrictions.
