Im thinking it makes more sense to to just finish my rehab as a 4/2 as a long term rental and when I am done with that I can look at furniture costs to see if it makes sense to furnish it or just rent it.

What is the benefit for renting to nurses compared to renting to college students who purchase all their own furniture, change their own linens, clean their own units, stay for 4 to 5 years and pay 30% to 40% more rent than regular tenants when you rent rooms in each unit separately.

his lease is for $850 but the prior owner just asked him to clean up property and take garbage out. he doesnt do that and the owner didnt want the hassle of taking him to court. i can sustain the vacancies because of my other properties so if some of them moved, i would welcome it.

Said addendum will incorporate everything from the operation, maximum weight limit, whether it can or cannot be used for moving furniture, how repairs are handled, exculpatory language in the event the elevator is out of service (i.e., you are/are not required to provide any rental credit), how power outages are handled, etc.
