So I was expecting a valuation of at least $630K.The market is dry of multiplexes and no properties are near the quality of my multi.

Lately on non residential commercial  the pricing has skyrocketed,  before there were properties coming out in the trustee arena, now those have dried up too. 

SO now i have a shell of a house  - its been demoes and dryed out-  I know  a few guys in the trade who are not working who are going to board it for me.

There are two "ways" a double closing can happen, a "dry" closing and a...not dry closing.Let's say you have a property under contract for 90K and are selling it for 100K.A dry closing is where the end buyer would wire in the funds for the purchase (100K).

Including the waiting time to allow the thinset to dry on walls and floors before the grout this should be done in 2 days

If they stay there permanently they just clean them out.There was a show years ago "undercover boss" that had an hour on that business you might find helpful but I can't remember the episode so you will have to search.I know for retail strip centers we used to worry about dry cleaners contaminating the building and ground.

I just know that where my house is now is not the best of areas, and once she moves in I won't feel good about her being here by herself ever.I would plan on not moving out of my current house until all the rehab work is done.

If you find someone that will do dry double closes, particularly without full disclosures all around, they may not be in business for very long.
