You are trying to build a portfolio as if you have a crystal ball and already know how each property will operate after they are purchased.

I planned on starting off saving money for a year or so and using that for a downpayment too a property to then be able to flip in order to build capital.

As i recently took my bank statement loan for purchasing a new property from Best Finance.

My wife and I are looking at buying a property that we can live in and fix up (cosmetically) and then either rent it out as a standard SFH or as a short term rental.

Yes, this is as niche as it gets, so odds are slim, but I'm curious to hear if anyone else lives on some acreage while boarding other horses on your property?

Any property at a good price based on comps is a good property.

Total rent between the three is $3200/month.I have an adjustable 20 year mortgage with a balance of $100,000~ at 4.95% that is set to adjust in 2026.I also have a HELOC on that property at $180K~ with a 9.75% rate.

Either way, it doesn't make logical sense for the IRS to allow them the $500k married exclusion on both properties.
