I myself am looking for creative ways to purchase my first property here in Sacramento, and I've considered purchasing a single family home to house-hack, with the intent to find opportunities to convert bedrooms or living spaces as you described above. 

For now I'm looking at all the creative tools to make my first BRRRR easier/ safer as a first investment, and to have a larger cash rehab budget.

There are also more creative ways like creating a 2nd lien and having another investor buy into the property. 

My question is: what are some strategies and/or creative solutions landlords and PM companies are putting into place for tenants who are starting to fall behind in rent but are protected by moratoriums?

I asked him if he would be open to looking at some creative options to get this done and he is.
