I've read a lot about driving for dollars yet I'm unsure how to do a title search in Ontario without being a lawyer or real estate agent.

I will chalk some of that up to how newbie we are and a little of that also goes into the team - our first lawyer, even though she had investment property of her own, did not seem to understand what was important to us and how to protect our interests or how to finesse dealing with the seller's lawyer.

I would also talk to a lawyer with the $$$ at play it could be worth his time. 

Being a Newbie I have started my s-corp and LLC, got my business account opened, and working to get an account and lawyer, sounds great right?!.  

just like it would be illegal for one to act as a doctor or a lawyer without a license. 

Agents, lawyers, etc. are hired short term when you need one, concentrate your own efforts on more important things. 

Or some of these sellers might smarten up and speak to lawyers… Ticking time bomb with good branding? 

As well as some family that owns few dozen rentals already.My lawyer has begun to draft up documents that would show a potential investor what equity would look like.

You need to talk to a lawyer contracts are not something you want to mess up.
