Anybody ever had to deal with this?

Out of curiosity, anyone care to share their biggest pain points, gripes, or frustrations with building financial models?

My question is would it make sense to save for down payment for another primary residence and rent this home out with negative cash flow to get into the REI game.

I have a duplex where the plumbing was getting backed up.Had a plumber go out there and put a camera in the lines and turns out there are roots growing into the plumbing from a nearby tree.The quote to rip out and replace the plumbing was a staggering number.My thought is to cut down the tree to stop the growing and then eventually put the liner in the plumbing.Any experience with this?

This will be dependent on the bank.

Are there general rules that apply about this, or is this a lawyer question?

Should I send a notice out to my current tenants that their rent would be raised to $1400/m effective Nov/Dec 1st and if they can’t do it that they would need to leave by then?
