@Nico Nakamura You should start by educating yourself, read such books as "multifamily millions" by David Lindahl and "apartment investing..." by Steven Berges, listen to podcasts and just network with like-minded investors virtually.

I just finished reading the great book "Rental property Investing"and would really like to start my journey of real estate in the US.I have 2 single homes at Germany ( can advise if anyone is interested).I have a question regarding mortgage for foreigners, is it possible in the US (with reasonable interest)?

As of now, it is just me, but I would like to push towards passive investments.Starting from day one, I am looking for recommendations for books, programs, CRM's, etc, or just advice on what some of you have done to implement repeatable systems early on. 

I am about 70% through David Greene's book on long-distance real estate investing, attended the last couple of webinars, and have been absorbing articles of interest as I come across them.

Since then I have read multiple books, my favorite so far is the Millionaire Real Estate Investor, and been soaking up as much information as possible.

I presently rent space for my business and if a buyer came to me and wanted to see my books so he could verify that I could afford the space I'd tell him to take a walk.

I have been listening to the podcasts staring with podcast #1 and have read the BiggerPockets books.
