Credit score 760.No equity going into a house at the moment- but have the cheapest rent possible in your area.Two biggest contenders in my mind at the moment: Dump all profits into index funds utilizing some IRA/401k contributions for extra benefit OR Save up enough to begin flipping houses- still do 401k to at least matching levelNote: not working a 9-5 job, work all your own hours only have to attend 2 meetings/wk 2 hrs eachYour job is already incredibly rewarding so you are willing to take on extra bs/work in order to compound your savings over time.

This will make the biggest impact with the most minimal investment.

Really good property management is one of the biggest things that will make or break your deal. 

But to save money, or get someone to not require a deposit, or to get someone who'll tell them their timeline works (even if they know it doesn't) a lot of investors will pick the lowest bid, or the most compliant contractor, or the guy who makes the biggest promises.

My biggest complaint was that the provider put a section 8 tenant in my house without my permission. 

As evictions and damage to the home would be my biggest concern.

The biggest question is in ensuring the numbers work just like any other property

I have a checklist I walk down each visit to look at plumbing, locks, smoke detectors, windows, pests/mold, overall condition, pets, etc.Scheduling them is the biggest pain.  

My biggest concern (i own In SoCal) is the drought issue from macro standpoint.
