You can ask for an earnest money deposit in addition to the security deposit, which would be non-refundable should they not buy the home, then set a term, like they'll buy it within 18 months, and set the lease up where they're responsible for all maintenance and repairs moving forward, although to protect yourself you should likely state no major changes or purchase a home  warranty on systems and appliances and have them responsible for the copay until after they close on the home.

We renovated the whole place and replaced everything: 3 new windows, 5 news doors, luxury vinyl plank across the bedroom/living room, tile across all kitchen/bathroom, brand new bathtub/vanity/kitchen cabinets/stainless appliances/light fixtures/window AC.

The electrical would have to be re-done, with an extra box added to accommodate the new appliances and everything.

The person responsible for the roaches would also be responsible for the damaged appliances.

But apparently now I'm waiting on a dispute that's been filed to say they should make the loan even though Fannie Mae won't lend if there's an appliance on the third floor.

One had new flooring paint appliances etc and it ran over 8 grand.
