Services you cannot shop for seem high ($800/appraisal - is this a rural area)?

I have seen this requirement being one of the reasons owners are the selling.  

I ask this question because there are many markets that are growing in population and want to be a step ahead.

Example using fictional figures:We buy a 10 acre lot, taxes are $1,000We subdivide it into 10 x 1 acre lotsNo properties are built at this stage, just landDoes the tax remain at $1,000???

You want an accountant who can help you strategize and who is responsive when you want to know the consequences of the financial decisions you are making throughout the year.There are over 20 real estate accountants on this site.

However, this depends on the sub-market & season.

I am based in Europe, so it makes sense for me to follow this.

Some might take this as a sign to turn away from real estate investing right now but to me, I felt optimism actually.
