To all aspiring house hackers and those aiming for a single-family primary to hold it as a long-term rental, what are your biggest frustrations likely keeping you from jumping in the game? 

As Realtors, we negotiated a great deal in a competitive situation on our own.How did you finance this deal?

There are a lot of different opinions on if it is even a buyer's market or seller's market.

Has anyone ever tried to increase the size of a PEMB?

My Airbnb is grossing $45,000 a year.

There'll be a prepayment penalty but I can always refinance a few years down the line, depending if I need more cash. 

You could also consider things would get a bit more wear and tear (more adults doing laundry if you provide that, etc. as a reason for higher rent).  

I have a successful PM company in SF and a CA Broker License - but currently don't do any sales transactions.

The property is classified as a B/C type of property, with the intention to implement a value-add strategy and it's going at a 6.5% cap rate.
