Here's my policy:$25 per month per cat, $100 upfront non-refundable cat fee.$50 per small dog (under 25 lbs) per month, $200 upfront non-refundable fee per animal$75 per large dog (over 25 lbs) per month, $300 upfront non-refundable fee per animalMax one large dogMax two small dogsMax three catsNot sure if I'll run into problems like @Fernon Meeks mentions, but ALL of the qualified sets of tenants (3 sets) that have applied own pets in my rentals over the past two years.

These are GREAT sources of information.I'd recommend getting a property or two before you dive too deeply into things like business structure or insurance beyond a "Landlord's Policy", and that requires a property first.

Always do the analysis numbers and try to look at it before you make an offer or at least have a clause in the sales agreement contract that will allow you the time to get an inspection and possibly back out of the deal if you want to without a penalty greater than your earnest money.When you close on a property, right after it, get an insurance policy that will protect you if there is a loss.
