So at this point I think most people are just crossing their fingers and hoping that this winter and next we somehow have enough snowpack in the upper basin watershed that it buys everyone some time.

My advice just do it, you may even have fun.

Since I was home, I walked downstairs to the corner miscellaneous market, and plunged it myself (fun!).

The thought was to run the system in tandem with my oil heat, I found that I was using the split system almost 100% in a difficult Boston winter.

Although rent has risen 30% in 18 months so its not unlikely that you could not find one with below market rents.One of my partners bought a 30 unit that closed in the winter.. it took a year of due diligence and title work.. ( old existing easement right through the parking lot) any way the rents for 700 to 750 when he did is proforma... all new leases are being written day one when he bought it at 900 to 925... its strong here really is..I would just refer you to a broker to work with.

They did did not miss a beat, even with the holidays, and bad winter weather.
