Pay for a Prelim Title Report - - this is what the bank and title company would be looking at.If a few hundred dollars keeps you dry on the docks, it's better than falling into the water filled with sharks.

In Lufkin a dealer has this ad up for a New MH for $40K , delivered (but not set up)http://nacogdoches.craigslist.org/reb/5405774303.h...In my area a new Single Wide set up is running over $50K.If the Mobile's are less than 10 years old, you might not have that many problems. 8-12 years are when Water Heaters start to fail, and MH Water Heaters can cost more than regular ones.

This also assumes the Park is on city water and sewer and not well and septic...As far as the stick home goes you should seek to purchase the property without it, but if you have to acquire it then yes using comps is the correct approach.

also the old furnace is so old it dont have some thing to mix the hot water like when you turn on the hot water it gets scalding hot this house don't even have circut breakers it runs off fuses
