I was wondering if there was anyone who has a good general understanding of what kind of value does adding certain features to properties in the Richmond market, and VA in general (though I know a lot of this varies wildly). 

From the deals I've modeled out expenses in the 50% range (varies by market) is a standard guiding principle, variation (lower) from this typically means expenses are understated.   

The payments are classified into 2 categories - gain from sale and return of seller's basis.  

Rates and terms vary as Im not an expert since this is a direct to consumer lending product (Im a broker). 

@Andrew Bang this is a good perspective to hear from a lender, as a lot of the BP community (at least us newbies) fall into the energetic, less money category.

Terms vary, pricing varies, sure... but the process is the same. 

It may vary state to state.

I am out-of-state, so not an expert.....But, Sanford seems to vary quite a bit from pocket to pocket, and I think in my case, Zillow is picking up some nearby "A" areas and using them in the zestimste.

Too many and signing closing docs, opening bank accounts or approving changes will be vary tedious.
