Now I’m not worried because o have automated online systems for rent collection, contractors and licensed repair professionals on speed dial, and I have some boots on the ground in the form of family who can lend their knowledge and keep an eye out for me.My first thought to this question is : if I’m worried that it may be too far ,then for me it may be too far.I could never do a flip that far away, IMO.

In addition, these new furnaces are direct vented (they do not take combustion air from the conditioned space) and the natural gas ones do not require a chimney (which means that big source of heat loss can be stoppered or removed).If you are paying utilities, a new furnace will pay for itself.

. - Self managing a couple units is a great way to learn the business.Property Management Software - check out something like Cozy.co - it helps you list/market your units for rent, lets prospective tenants apply online and does background & credit checks, then once you place a tenant they can pay online along with submit maintenance requests.

I'd bump that up to 10%  or 12% to be conservative.You'll also have to factor in utilities, since there is no way to know who is using what.Let me know if you have other questions.

Address: 717 W Kaley St Orlando, FL 32805•-I looked into the crime rate, which seems pretty high online, so I am most likely going to shy away from Orlando, but practice doesn’t hurt •-I looked on craigslist and Zesimate and it looks like rent will go for about 1200-1500 for a 3bed, so I’m going to estimate 1200 to be conservative •-This property is also listed for 70,000 – I want to estimate 20,000 for rehab costs ( I am still reading up more on estimating rehab costs) ,but for numbers sake, I will use this number for now.
