You can contact your local escrow company that you will be using and ask them if they have a document they can share with you that they like to use

When I am asked this question, I do share that I am PART of the ownership group on the property and decisions about upgrades, rental rates, etc are made with that team. 

Go to the investor meet ups I am sure there may be a few single and ready to mingle ladies waiting to find a stud who shares the same passion for real estate.

I would ask your insurance company, I know my insurance company had some issues when I had 4 names on a lease that didn't share a last name for a SFH. 

I’d much rather have a month or two of vacancy then a year worth of headaches from someone sharing a wall with my family.
