What you need to do is agree on the plans and specifications including the finishes down to the outlet type and say "give me a price for this".

Like @Paul De Luca mentioned, the Book on Managing Rental Properties is a fantastic book, but the lease documents will not serve you well here in IL. 

QC deeds are easier and I just type them up myself.
