Depending how this meeting go, we could plan to all meet in person at a local bar or a restaurant next month. 

As a result we are planning on modernizing the units (installing bar tops, granite countertops, etc.), and doing exterior updates that supports a cleaner/sleeker look (VALUE ADD #3).

A guest speaker from 7 to 9ish and then for those that stick around, a meeting after the meeting in the bar.  

This is no different than a lawyer that's an expert in real estate law charging more for their real estate legal services than some wet behind the ears generalist lawyer that's never done a real estate deal and just passed the bar 2 weeks ago.FYI: I probably talk to 30 people about 203k for every 1 or 2 that actually do it.

A really simple, modern bar pull like the one linked below from HD costs a little more than the bottom of the barrell, but we're talking $3.50 vs. $1, so it won't break the bank.
