My friend would LOVE to get to the bottom of this before they spend their time on what yields a smaller harvest.What's more valuable Skills or Stripes?

For a group like this, even with experienced investors, you have to prove that you have that experience which can take some time, and on top of that they tend to need a certain experience threshold within a certain period of time (usually 3-5 years).

(I have photos of the shower that my tenants had send me and there was no crack or holes) He is now quoting me $6k to change the pan or $9k to replace the entire pan and walls.I told him I need time to speak to my partner (husband) we call him later and he said he would call us back but never did. 

I am still working on challenging that as the ruling is locally based by the property management company.  

Im down to put the work in but want to know 2 things...what would be the most efficient and effective way to use my time to get houses under contracts and to close deals.
