@Chris Lucas I am going through something similar right now and what I have found out definitively is that if you are getting a personal loan (if its 30 yr fixed its prob personal) there is all ways a due at sale clause and the lender can technically call your loan at anytime.

I also think investors without strong construction backgrounds need to have a good contractor resource to help evaluate rehab costs BEFORE acquiring property as well.
