Alyssa, my initial application asks for previous landlords, employment, proof of income, whether there was a prior eviction.All of those give me reason to turn down....and ill do it right away.

It seem like every real estate agent or realtor I meet reluctant to write up low ball offer even with proof of funds.

ive seen having to be preapproved from the bank or proof of funds for showings but I have not seen where the seller wants to see the w2s themselves to tour a property .

Earnest money forfeit doesn't even begin to make sellers whole.well the wholeslaers that try to tie up my property they really step up.. last contract I got they had 15 dollars of EM  no proof of funds etc etc.

Be sure to call the water company so you don't get hit with tampering charges. 

Proof of funds and quick close rates are definitely high on the list here. 

Short answer is.... if they’re financed don’t bother with an LLC in fact the bank won’t even let you finance it as an LLC unless that cooperation is making its own money and you have proof on your filed taxes.

show them proof of funds and explain that many so-called cash buyers are really full of you know what
