In the nicer/more expensive areas of Northern Virginia my clients who do invest tend to aim for gain through appreciation/the mortgage being paid off for them, and cashflow is about break even.The tenant base is much easier to manage for this type of property.

Unfortunately, the Clerk there doesn't provide online access to filings so I can't read why the Defendants were objecting to the Plaintiff being allowed to file a Supplemental Reply to the Defendants' Special Motion to Dismiss filed 3/14/2022.I also assume you're referring to the U.S.

That's what you'd need to supplement your income when the market cycles down...If you are flipping well/correctly, I agree that interest rates directly shouldn't be a driving factor.

Not that minimum wage is something we should aim for, but it is easy to track.  1975 minimum wage where I am (Canada) was $2.15-2.75/hr (each province has their own), today $13-16.75.hr.I agree that some cities have become unaffordable to many, but you still have people wanting to live there (their choice) and often renting as a result.
