We have had great success with these two buildings and are fortunate enough to have my mother as our property manager (25 yrs in the biz).

Rates would be lower if you are successful on this front.Personally, if I was of humble means and the credit cards company gave me 28K where I'm making 775/month on that money, I would not give up the house. . .

there was a young man from Davis or Vacaville who was getting going about 6 months ago in that area.. maybe he will surface.. he was trying a little of everything.. ( with I think limited success) but I think he decided he just was going to get licensed and try to earn commissions instead of spending so much money with no result.

Who has had success renting these (to own) or other owner financing? 

Most successful people usually are brave. 

However I think you are the right path by seeking knowledge and I hope you find a niche in this business and become very successful. 

Not saying you can't get it, but there are key things that go into a turnkey company's success.
