Congrats - at the end of the day, learning all those lessons really require jumping in and "doing" and making the actual mistakes - no shortcuts and way to "learn" these by studying endlessly without making the leap

I've had a great interest in real estate since my high school days in NYC, and it all started with the love that I have for reading different types of business books.

I ultimately settled on Columbus, OH as my target market because there was positive cashflow from day one, cheaper entry points and landlord friendly laws that won't handcuff both hands and 9 toes behind your back. 

Then you can continue the partnership and both participate in the investment without the imbalance of one partner carrying all of the debt..DSCR loans close in 20-30 days.

They've never bought real estate and want to some day buy a primary home and are concerned putting their names on investment properties will hurt their chances of an fha loan someday.
