What are the specifics on the deal, how much is asking price, how much is rent for each unit, are utilities included, how much work does it need, what is the local rental demand, ? 

Respond with specifics, especially the numbers.I assume you're planning to "house hack" for at least a year and use a FHA loan, right?

Depending on your state's requirements, I usually will buy decapitated ugly homes directly from the public with no agent involved and in those situations I have a disclosure that states specifically that the seller is selling the home significantly below market value (I also wrote the the ARV in there so theres no evidence that the seller or buyer didn't know what they were buying/selling).

@Jerome Reidman it sounds like you will have some good leads already but keep in mind that Bigger Pockets does have state specific forums here. 

It allows you to customize the rent payment schedule if you have a specific agreement with your tenants. 

It will be better for you if the notice of fine specifically references the tenant's actions.
