On the phone she kept saying she wanted a "fair price", and my response was that it would be a fair price for both of us, but yes, I am expecting a discount because the house needs repairs.I know homeowners are delusional sometimes, but I believe it is my job to help them understand the real value of their home.

I wouldn't worry much about the discount, I've bought and sold plenty of houses from other investors where there was real meat left on the bone.I'm almost all flips now and if I had one like this I'd prob pass it on before throwing good people out of a house they love just to make a few bucks.
