People are driving more, wanting to bring kids and pets with them and wanting to cram the family or close friends in - SFU are more attractive and you can charge a higher premium to split amongst the number of beds that it can sleep.

At that point you've presumably gained equity in your sleep and can start building a portfolio.

Be sure the property zoning allows that.Check to ensure your local zoning allows sleeping quarters in the basement.Consider how your tenant will access and use the property.
