First tenants we had (mother, adult daughter, two teenage grand daughters) skipped out during one weekend. 

basically guarantee rent like sec 8 but without the tenants destroying things and skipping out. a lot of single japanese live in a small apartment that they basically use just to sleep, shower and store their things.  

Thankfully she's still gainfully employed so she has not skipped a beat with her payments during Covid :)  I'm looking into buying MF properties in the city and am interested in buildings 2-20 units. 

They skipped East Flatbush, Brownsville, East New York, etc. and jumped all the way to Queens.

Most skip tracing services are pretty pricey so I was wondering how I could create my own skip tracing service where I can pull data my own way.

but for sure most people looking for cash flow notes need just skip over the non performing and bad debt and or trying to find owner occ and just align with a good HML this business has been going on for decades I started in it in Oakland in the mid 80s and Jack Langer who owned it started in the late 40s.. tried and true business model return could be a tad lower but FAR safer than defaulted paper and much easier to manage and actaully scale.. then you can do your own loans in states that do no require licenses..
