My plan would be to identify zip-codes with most cash transactions in markets with median home price at or below 320K, then mail at least 1K post cards every week for about 6-7 weeks.

It got rented in the winter time after about 3-5 weeks on market. 

Title came back after a couple weeks and then we went to closing at my hard money lenders attorney office.

I  purchased another rental on that street a few weeks ago and I am in the process of getting it ready to rent.   

I currently live in Hong Kong but am moving back to Pennsylvania in 2 weeks.

Part of me wishes I could have started earlier but at the same time this deal is looking to be a solid one as the numbers are indicating I will be able to recoup most of my rehab costs when I cash-out refinance the loan after the six month seasoning period passes.

Something like, pledge $100 for a one night stay, $190 for 2 nights, $270 for 3 nights, $600 for a week.
