foundations are pretty common issues i have found in Texas and other parts of the deep south.issue is how extensive do you need to cut water sewer lines.. patch cracks in the walls then repaint etc.some areas are simply worse than others.. and some builders got away with minimum foundation thickness that will be a constant problem..

But simply put, if they've been good tenants, and they've even actually asked you about the guest, just thank them for letting you know about it, and say that you'll check back in with them in August or so to confirm his departure.Also, rent should not be based on the number of occupants.

I would get property tax returns from seller to accurately determine an expense trendline, and also make sure your ROI is including an adequate set-aside for reserves, especially for a property of that age.

This allows you to isolate the single note to easily determine profit or loss.Separate QB files may have to be consolidated for tax purposes, but that should be far less frequently than reporting to JV partners.That’s my “solution”I hope it helps.
