I could end up paying for this home out of my pocket because I cannot find a tenant ready to take my position in the lease option as the tenant buyer, which the original seller knew nothing about.

Bank recently told him that it plans to mail him soon a Settlement in Lieu of Deed (essentially, an instrument of consensual repossession) to get him out, which would be executed sometime in early 2014.Despite making a good salary, he despairs of ever being able to get out from under the property and just wants out.

At that point, it becomes pretty easy to add up all of your positive cashflow, subtract off all of the negative (including commissions and sales costs) and get a net number that you can use to calculate ROI/CoC.
